Build your sale your way

A commission bundles a dozen different jobs into one percentage. Here you pick the pieces you actually want — do some yourself, share some with people you know, and pay a fixed fee for the rest. You're never signing up for the whole bundle just to get one part of it.

🔬 In development — a demonstration of where Homeground is heading.

This is a preview of an à-la-carte way to sell, on sample ideas. Nothing here is live, and none of it is legal advice. Which parts of a sale legally need a licensed real estate agent is a line we're confirming with a New Zealand lawyer — see Getting the law right first.

Three kinds of help — you choose the mix

What Homeground does

Your listing and buyer alerts, every offer on the record, the LIM and conditions in one place, your portable dossier. That comes with your membership — the ground the rest sits on, at a flat fee, never a percentage.

Hands you can call on

Photos, a tidy-up and a mow, staging, a hand on moving day, help writing the listing — the jobs that don't need a licence. Ask a friend, family, or someone local, for a favour, a koha, or a fixed fee. The money and the thanks stay between you; Homeground never takes a cut.

The licensed part

Negotiating your sale, handling offers, running an auction or tender — this legally needs a licensed real estate agent. It's a narrow, well-defined parcel: ask an agent to quote a fixed fee for exactly that, and compare a few. Every offer still lands on your Homeground record, whoever handles it.

What needs a licensed agent — and what doesn't

The law draws a line, and we keep it clear. Marketing your property to sell it, negotiating, and presenting offers on your behalf for a fee is licensed work — it goes to an agent, or you do it yourself as the owner. Everything else is ordinary help you can source anywhere.

Needs a licensed agent (or you, the owner): negotiating offers · handling and presenting offers · marketing-to-sell on your behalf · running an auction or tender.

No licence needed: photography, video, floor plans, staging · cleaning, gardening, repairs, moving · writing help and admin · a valuation (registered valuer) · a builder's report · your solicitor or conveyancer · a mortgage adviser.

Homeground never advises on where the line falls in your case — that's your solicitor. We just keep the two clearly apart, so no one is asked to do licensed work who shouldn't.

Ask an agent for a fixed-fee quote

When you want the licensed part done for you, send a short request to a few agents — the specific work, quoted as a fixed fee, not a percentage. Here's a template to make your own:

Subject: Fixed-fee quote — [property address] (listed on Homeground) Kia ora [agent / agency name], I'm selling [property address] and running the sale myself on Homeground — it's listed, the marketing's in hand, and every offer comes in on the record. What I'd like from an agent is the licensed part of the job, quoted as a fixed fee for the specific work rather than a percentage. The parcel I'd like you to quote on: - Negotiating offers and counter-offers on my behalf through to a signed, accepted agreement - Presenting and handling offers between me and buyers — with every offer recorded on Homeground, whoever handles it - [If it applies] Running the method of sale — auction / tender / deadline - [Optional] Any active vendor representation or marketing-to-sell you'd recommend on top I'm covering the rest myself or through others — photography and presentation, open homes, and my solicitor for the legal work and settlement. Could you send me: 1) a fixed fee for the parcel above (itemised if clearer), GST inclusive; 2) what's included and what's not; 3) anything you'd add or do differently, and why. Happy to talk it through. I'm asking a couple of agents so I can compare on scope and fee. Ngā mihi, [name] · [phone]
